Built in 2026, the hotel is nestled in a sprawling tropical garden landscape and features a total of 552 modern rooms. These are distributed across a five-story building and are easily accessible via elevator. Guests can cool off in the spacious lagoon pool, which extends across three interconnected pool areas. The bathing facilities are complemented by a wave pool, a beach club pool, and a cenote-style pool divided into three separate sections. A water park with various water slides offers fun and variety for the whole family. A separate baby pool is available for the youngest guests. Amenities include a spa area, a beauty salon, a library/reading area, a theater, a discotheque, and a casino. The hotel offers six à-la-carte restaurants (Japanese, Indian, Mexican, Italian, Thai, Peruvian), a buffet restaurant, and eight bars. Furthermore, the boulevard invites guests to enjoy a variety of leisure activities, two additional restaurants, a sports bar, a coffee shop, a Baco Wine Cellar (for a fee) and shop, an English pub, and an ice cream parlor. Sun loungers and bath towels are included both at the pool and on the beach.

Rooms with direct pool access pose an increased safety risk for young children. Therefore, for safety reasons, Schauinsland-Reisen requires a minimum age of 6 years for children booking these room types.
